We’ve been “targeting” this house for acquisition for well over a year after finding it in a historic neighborhood very near downtown, The Pearl Brewery and the River Walk extension area. The first time I drove by it I pointed it out to my wife saying that I wanted to rehab that house one day. After sending many letters to the homeowner and leaving notes multiple times on the door it finally popped up in MLS one night. The owner had passed away and an out of state relative came into town to deal with the property. Unfortunately they didn’t know of our interest (even though one of our notes was still affixed to the door) so they called the first Realtor sign they saw and gave them the listing. We called the listing agent on day 1 and got our offer in first thing the next morning, which was Friday 13th, having it accepted later that day. You know we are bungalow crazy these days so it’s another 1920’s Craftsman style house with a great front porch, original stained glass windows and a cool side porte-cochere over the driveway. What I liked about this house besides it’s incredible curb appeal potential is it’s a stones throw from Broadway and literally blocks from downtown although privately nestled safely between large stately houses and brand new commercial development. We’ll have to rebuild the missing front columns but the rest is luckily intact. Currently the house is a 3/1 at about 1400 s.f. but I’ll be adding about 920 s.f. again onto the back of the house and doing a total gut-to-studs high-end remodel. There is a really bad garage and guesthouse that also will need to be completely removed. My plan is to have a double-sided fireplace between the master bedroom and master bath spa tub. This house has the coolest built in bookcase with tapered columns separating the dining from living rooms, we’ll gut everything except this and use it for inspiration in our new design.
