South Bay Double Whammy

We have 2 great projects this Winter in the South Bay area of San Diego. These 2 projects in Chula Vista and Imperial Beach are within 7 miles of each other, so we should be able to stagger the subcontractors and do them both back-to-back. While the architecture is completely different on each, I’ve come up with some designs that I think will be a hit.

House #1 will start within a few weeks in Chula Vista which is currently a 5 bedroom, 2 bath 1,600 s.f. We’ll combine the smaller existing 2 bedrooms over the garage to create a large private master suite upstairs. Downstairs are the other 3 bedrooms, hall bath and a giant open concept living/dining room and kitchen area with a set of 10 foot sliders out to the back yard. This house sits on a bluff and catches the westerly ocean breezes and has peek ocean and bay views. The street is great with all nice pride of ownership homes around.

We bought this property directly from the original owners and its probably the last house on this block that hasn’t received a big remodel so I’m really looking forward to the transformation. Here is a before and after of my Coastal Craftsman Design. Its amazing that with just a few very small changes like the shutters, pergola above the garage door, 4 knee braces at the eaves, and the new colors we see such a dramatic change. The grey body and bright white trim I think look good and do not conflict with any of the neighboring houses. The white garage door will complete the new-house look.

House #2 is a great Mid Century 3/2  1,265 s.f. with a 2 Car Garage in the very popular “Seaside Point” Neighborhood of Imperial Beach. It is only 1 block to the Estuary and Imperial Beach is seeing a tremendous amount of redevelopment lately. It’s come a long way from the funky beach town we knew in the 80’s. There are mega shopping centers, a coastal rezoning plan, and tons of infill new construction going on along with the new Bikeway Village Project. This property has a great floorplan already with vaulted ceilings, low sloping roofline, and an open concept kitchen. The master bathroom is already ensuite so this project will just get a heavy cosmetic/redesign makeover. It was an obvious decision to take this project into more of a modern direction. The house next door to this property already has a grey color scheme, so as not to compete with it I am going all white and clean with some warm horizontal wood accents on the fence and garage face. The bathroom windows will get changed to Awning style windows and I am using my favorite Teal color for an accent pop on the front door. There is already a lot of modern stuff in Imperial Beach so this will work well. This project is very similar in design to the Clairemont Flip we did this summer. I am very excited at both of these upcoming projects and to be able to roll into 2018 with some momentum. Stay tuned for some updates as we get started in a few weeks on the first house!

Chula Vista Project Coming Soon!

Encinitas Project Sold

Our Encinitas project closed today. I had it sold twice but the first buyer backed out due to a family emergency. Congrats to the new buyer, we hope you enjoy the home and make some great memories here. This is a great little house we made good as new, and a great value to get in this zip code with a remodeled house in the 700’s. It’s Over! What a fun project. Great house in an even better Encinitas, CA neighborhood with a simple, but complete, cosmetic makeover. It’s now on the market for sale and ready for a new family to call home. The sense of accomplishment is what really keeps me going on these things. I have an awesome crew and couldn’t do this without everyone who had a part in it. Taking on a whole house remodel in 6 weeks is not for the faint of heart, but the reward is always worth it. Take a look how cool the master shower came out. The contrast between the warm reclaimed back wall and the crisp white ceramic subway sides is very dramatic. I hope this wood doesn’t get wet 😉

Final Stretch on the Encinitas House Flip

According to Zillow, the Median Home Value in Encinitas is $918,200 and the Median Listing Price right now is over $1,397,000 with a real lack of entry level inventory! There is only 1 other Active SFR choice right now in the $700’s, 1 in the high $800’s, then 2 over $1.2m in my area. We are not exactly in the best selling season but the market is on fire this year. Flipped houses sell at a premium because rarely does a buyer get to move in to a new home with every surface brand new and free from other peoples germs. Every surface usually has been changed or painted if a rehabber does a thorough job. Moving into a house that has been rehabbed or flipped you can expect to get no pet stains, no smells, no kids piss around toilets, not even someone’s years of old food in the garbage disposal. It’s a big luxury to know that nobody even used the toilet. Our project is All New and Germ-Free and will hit the market this Friday, stay tuned!

This was a very straight-forward remodel. We didn’t open any walls or change the floorplan around. I think I did a good job with spending the money in the right places. House flippers have a budget to work with, you don’t automatically get paid for everything you do to a project because there is a cap on the sales price.  Making sure you get the best bang for your buck, and passing along a solid product for a homeowner to build on is always our goal.

Encinitas Progress Report

We just passed the 2 week mark on this Encinitas remodel and are moving right along. We took out a dumpster of demo stuff and scraped the popcorn ceilings first. Next we installed all new white vinyl dual paned windows and rear slider. The front of the house was old T 111 wood siding so we opted to stucco it to match the other 3 sides. Before we could get into the exterior paint we found extensive wood damage on the starter boards and facia. In order to change all the bad wood we had to remove some of the brand new roof. It’s amazing to me that someone would put a brand new roof on and not fix all the rotten wood while they had the chance. Its good we took care of it now rather than have it pop up during the home inspection when we sell the house and then have to repair it after the house is painted.

This neighborhood is called Village Park in Encinitas. They have a pretty relaxed HOA with low fees of about $50.00 a year and community pool but they still had to approve our exterior colors. We went with a neutral Khaki body color and white trim, looks a lot better than the pink color it was before. The backyard needed a lot of help, we built a small retaining wall and moved a lot of dirt around with a bobcat in order to pour a new patio off the kitchen. We are ready now for the landscaping outside.

There were no floorplan changes inside, we are basically just putting the house back together with all new surfaces. You see we also got the new kitchen in and went with Grey Shaker style real wood cabinets with soft close drawers. The countertops are Off-White Quartz which are very popular now due to low maintenance and the antimicrobial nature of the material. The kitchen layout is almost exactly how it was previously with the exception of added lazy susan, microwave, bigger pantry and a little more countertop space. The undermount stainless steel sink is a single bowl, zero radius style which is my favorite. We are doing a white ceramic subway tile backsplash with grey gout which you will see soon.

Even though we are past the selling season our real estate market is exceptionally hot right now. I have already had potential buyers contact me for this house as well as agents who are hawking recent as-is sales looking for flips to sell their retail buyers. There are only 3 homes on the market within a half mile right now. If you have a fixer upper you want to sell we pay cash and always buy as-is. Stay tuned for more updates!

New project gets started in Encinitas

This week we start a new renovation in the popular Encinitas neighborhood. This is a 1970’s track house that was a rental for the past 20 years. The owner called us to sell it as-is, with some deferred maintenance. We made a cash offer and closed in a few short weeks when the tenant moved out. We love these kind of properties that are in great areas but need updating. It’s a 3/2 1,212 sf. We plan on complete cosmetic renovation with all new surfaces. It would be nice to get it done before school starts but we’ll see how things play out. Encinitas has one of the top school districts in San Diego. Stay tuned for updates.

Pacific Beach project is done and on the market

3 blocks to the water! Our new project is now done and on the market for sale. This cute little original beach cottage is totally made over with new roof, windows, stucco, designer kitchen, bath, and refinished original hardwood floors. I really love the white ceramic diagonal herringbone pattern backsplash. You cant beat the location and can walk to everything Pacific beach has to offer. This would make a great vacation rental Air BnB but I am sure the neighbors wouldn’t agree. The home has 2 bedrooms, 1 bath and is just under 900 square feet with a 1 car attached garage. We buy houses in San Diego! We purchased this house directly from an out of the area owner who lived in Riverside, he was actually a Century 21 agent but didn’t want to pay Realtor commissions and wanted to sell it As-Is and hassle-free.

Clairemont Project going Live!

We wrapped up the Clairemont house at 4164 Mount Hukee SD CA 92117 last week and its On the Market For Sale. MLS# 170026209. Here are some After pics so you can see the final product. I’m really happy with the way this one came out and glad we went the extra mile with design, material choices and landscaping.

Getting Sideways in Clairemont

Its a big week at the Clairemont project, we are getting sideways today with a new Modern Horizontal Fence made of Clear Redwood. It will be around 42″ finished height, we didn’t want to block the house from the street but rather grab this nice area close to the house and fence it in for kids to safely play. Most of the landscape will be Xeriscape but this front area will get sod on irrigation.

We completed all the backyard hardscape also, my design is a big patio right off the living room pre-plumbed with a gas line for outdoor fire pit, square stepping pads and a smaller rectangle patio off the master bedroom. No sod back here, all Xeriscape. There will be another Horizontal wood fence to add some protection from the canyon critters but only 36″ high so as not to take away from the expansive views.

The interior paint is now cpmplete. We went with Behr Dolphin Fin Grey for the walls and Sherwin Williams Snowbound for the trims. My new painter kicked ass and completed the whole inside in 2 days with a 5 man crew. The kitchen cabinet install is underway, we opted for White Shaker, Quartz countertops and an island with waterfall slab. It’s looking really sophisticated yet “Beachy”, cant wait to see the wire brushed light colored matte finish flooring we picked out go in this weekend.

New Project ~ Pacific Beach!!

Location, Location, Location! This is a very cute little 2 bedroom, 1 bath, 1 car garage cottage we just closed on in Pacific Beach! It’s 3 short blocks to Fanuel Park and 5 blocks to one of the most popular beaches and tourist destinations in San Diego. I’m really excited to transform this little house into something special. We are going to do all new surfaces; Kitchen, Bath, Flooring, Paint, Windows and Stucco. I might even take off the burglar bars. I spent a lot of time in Pacific Beach during and after college. I probably rode my bike past this house 100 times over a 15-year time span. Here are the Before pics, we should bring this to market just in time for the Summer. Indoor/Outdoor Living in Clairemont

We are deep into this project and really just now starting to put it back together. The front yard demo was massive, we hauled out 4 dumpsters of demo and then 2 days with the Bobcat to break out the multiple layers of old concrete patios and finally hauled it off in a dump truck. The front yard is finally back to a clean slate to work with.

The master bathroom changes are all done and we are ready to patch the drywall back up. The shower is 7 feet wide with his and hers shower heads. It’s going to be really cool, just wait to see what tile we have picked out. You will notice that we have a Hot Mop Tar shower pan. None of the house flippers do this but I would never settle for anything less.

I wanted to take advantage of the expansive canyon views so we sprung for a Folding Patio Door. There are several manufacturers of these such as La Cantina and Nanawall, but we opted for a local company right here in Oceanside called Panoramic Doors. It’s a 10 foot wide opening consisting of 3 movable panels that completely open up and lay to the side, providing a seamless indoor/outdoor transition for the awesome San Diego climate. The obvious choice would have been regular French doors that swing out, this is a just way nicer so I think it was a good investment into the house. The backyard is going to get a new patio, some Xeriscape and a gas fire pit. This will be a really good house for entertaining. Stay tuned, we should start patching it all back up soon and moving towards paint, kitchen and tile jobs next.

Santee Wrap-Up

This Santee project comes to a bittersweet end. It was 8 long weeks of renovation, we were hit with multiple rain delays, material mis-orders, and unexpected mishaps but we finally brought her over the finish line and it’s now active on the market and for sale, ready for a new family. $549,000 MLS#170009540. The previous owners sold this house direct to us As-Is and paid No Realtor Commissions or Closing Costs. We make it easy to Sell a San Diego House!

The kitchen came out really nice. We used the Grey Shaker cabinets again but this time with Oil Rubbed Bronze hardware. The Quartz countertops and zero-radius sink gave it a contemporary feel. My favorite is the reclaimed wood look kitchen floor tile.

The high ceilings in the living room provide for a real refreshing feeling and the light cascades in from all angles with abundant windows bringing in the view to surrounding mountains.

I continued the Grey Shaker cabinets into the bathroom as well. If you guys are painting your home in brown tones you are really behind the curve. Grey is the New Beige in Home Design and is really On Trend now.

Santee Walk Through

Walk through with me and check out the progress happening at the Santee project. You can see the cool reclaimed wood look kitchen floor tile we picked out and some minor floorplan changes to make this house way more functional. We threw a little more money at this house than the average house flipper would here in San Diego, but the buyers are going to have a great house that they can enjoy for years to come!
