@halbert  you are really on it. I&#039;ve been thinking about the pocket doors too. I really don&#039;t like to use them because they never seem to lock good but in a situation like this they would solve some problems for me and be out of the way when they are open. Maybe I can price out a frosted one for the master to match the closet sliders.

re: budget, I&#039;ve been known to go over by 10% pretty consistently, but if I say 66k now then it will turn into 75k: ) I can really stretch the dollars by doing most everything myself. Takes a little longer but no rush, we&#039;re having fun. There are some good comps around 530k. Last summer 4 houses down sold for 700. That was in San Diego&#039;s &quot;mini sellers market&quot; if you remember. Larger lot with no school behind and a small view. That&#039;s probably easily 100k in additional value. We&#039;ll see after we are done what new comps pop up and how we compare to whats on the market before we price it.
