@Lou, Thanks! The kitchen uppers are “Rift Cut” Red Oak, grain matched. The same material as the floors. We stained them with Golden Pecan, same color as floor too.

Thanks Hunter. Its always fun to try new materials and finishes, for the past 3-4 Years we were stuck in a “white shaker cabinet with dark granite rut.” You’ll see more and more projects from designers using painted base cabinets and stained uppers now, I think its the new thing. A few years ago we started seeing the island color only changing from the base cabinets but this takes it a little farther. I think it looks clean and contemporary without the feminine look of white cabinets. Glad you enjoyed it.

Thank you so much Anna! It was a great turn out, we had over 100 people through yesterday as well as 8 Realtor showings. I am holding it open again today Sunday from 12-5. Most of the neighbors have been coming back multiple times bringing friends, I’m glad I am getting so much support from the neighborhood! Tell anyone you know who is looking to buy a home in the South Park/North Park area.

This house has a real unique blend of traditional craftsman exterior but modern interior.
Someone will get a very cool home.
BTW. The waterfall edge on the kitchen island was a good choice. It is the first time I’ve seen one in person and it makes a strong visual impact on entry into the home.

It’s in escrow TJ. After the open I house I had 3 great offers on the table. After a little back and forth it easily landed in escrow. Evidently its the talk of the area agents, Still getting calls just to talk about the house and for back up showings.
I could have sold it 2 more times for sure; ) Love this house, will be sorry to see it go but I can always drive by I guess.

Wow! Awesome. There is obviously a strong demand for high-end product in more central, urban locations. And very little out there to meet that demand.
Any kind of profile of the most interested buyers emerge after the showings? Mostly younger, or all over?

Thanks Jacob. Buyer profile mostly consistent with our guess, artsy, downtowners, alternative, non-burbs buyers. Fairly young, educated and white collar. All 3 offers from great buyers who really appreciated the unique design. All buyers had been looking in North Park, South Park, Hillcrest and Mission Hills exclusively. Great question.

Thanks Wes, JTR rocks but it I’ve been licensed since the early 90’s in 2 states, just wasn’t active in CA since we got back from TX. We have the contracts wired since we are in the business, but now I can list my own stuff, write my own offers and also get into new listings quickly without calling an agent. There’s also the occasional double ended sale where we might get lucky and find our own buyer. If you give your listing away, even at a discount, you forgo that opportunity. Thanks for following!

Looks amazing! Pretty cool how the digital rendering of the house was so close to the real life result.
Don’t blame you for getting your own Realtor’s licence…been meaning to get one myself when I get the time.
So the BIG question is…what’s next? Do you have another project in the pipeline? The supply of houses for sale, fixers or otherwise, has almost completely dried up!

Thanks Jay..ya amazing looking at the 3d modeling image and then at the actual house, yes we think we have the next big project but not confirmed yet. Ya never know how things will work out so I have to be chasing multiple leads to get one to pop. As soon as (and if) I open escrow I’ll show everyone. Yea, with the low inventory and absence of foreclosures, the cosmetic flippers are going to be looking for a new line of work this year.

Great work on this project. I love the natural light and the huge windows throughout the home, especially the corner windows over the bathtub. It is not hard to believe that the house sold after the first weekend. I am surprised riots didn’t break out to determine the winning buyer. As I mentioned in a previous comment, the exterior paint colors are not ones you would typically think of when selecting colors, but they work together in a fantastic way. I think overall, though, the continuity of the flooring throughout the project makes it unique and wonderfully modern.
