Craftsman House – The Target House

Craftsman House we’ve been “targeting” this house for acquisition for well over a year after finding it in a historic neighborhood very near downtown. The first time I drove by it I pointed it out to my wife saying that I wanted to rehab that house one day. After sending many letters to the homeowner and leaving notes multiple times on the door it finally popped up in MLS one night. The owner had passed away and an out of state relative came into town to deal with the property.

Unfortunately they didn’t know of our interest (even though one of our notes was still affixed to the door) so they called the first Realtor sign they saw and gave them the listing. We called the listing agent on day 1 and got our offer in first thing the next morning for $138,000, which was Friday 13th, having it accepted later that day.

We are Crazy for Craftsman Homes

You know we are bungalow crazy these days so it’s another 1920’s Craftsman style house with a great front porch, original stained glass windows and a cool side porte-cochere over the driveway. What I liked about this house besides it’s elevation and incredible curb appeal potential is it’s a stones throw from Broadway and literally blocks from downtown although privately nestled safely between large stately houses and brand new commercial development. If you had to pick the nicest corner on Broadway near downtown this would be it.

We’ll have to rebuild the missing front columns but the rest is luckily intact. Originally the house was a 2/1 at about 1250 s.f. but I added 920 s.f. onto the back of the house and did a total gut-to-studs high-end remodel. There was also a really bad garage and guesthouse that we removed and built a new 2.5 car garage.

My new floor plan design included a double-sided fireplace between the master bedroom and master bath spa tub.  This house has the coolest built in bookcase with tapered columns separating the dining from living rooms, we took out everything except this and used it for inspiration in our new design. This house got everything new from foundation, windows, roof, electrical, plumbing, hvac, garage and even a new concrete driveway with automatic gate.

After 60 days on the market it sold for $365,000 which was the highest sale to date in the neighborhood. The 3rd party home inspector was so excited with our project and said the level of finish out was higher than anything he sees even in the nearby pricier neighborhood.
