Here’s a Sneak Peek of the new build we are doing in South Park. Rough framing is now complete, roof on, Milgard aluminum windows in, plumbing done, HVAC almost complete, next up is electrical and fire sprinklers then I can call for the big “rough-in” City inspection.
Building new construction is actually a lot easier than remodeling an old home. I liken it to model building when I was a kid. Its all about doing things in a certain order and planning ahead with ordering materials and taking deliveries.
Coming together great — can’t wait to visit!
Funny… where you were saying “stackable” I was thinking “wet bar”! 😉

Hey TJ, wet bar with espresso machine would be a better fit! Certainly an option there with plumbing and electrical in place.
Tom, it looks great. I’m excited to see the end result. Is it a requirement to have fire sprinklers in Single Family homes now?
Thanks Kareem, yes fire sprinklers are required in all new residential construction here now.

Thanks Castro! Its so hard to have a favorite because they all have great features and are so different. If I had to choose one house maybe it would be The Hat Trick House in Texas. It was the oldest one (built in 1900) we did and one of the coolest Craftsman Bungalow renovations I’ve ever seen. Furthermore it was originally built by the famous developer and oilman HC Thorman, and we believed it was his personal residence. We plan to build our own house soon at this rate, thanks for the comment!
Fire sprinklers? You mean the things that if they go off while I’m not at home they could destroy my priceless collection of books and mementos?
Is this some kind of new requirement or did you do it as an “extra”?
Yes Sam its now a requirement in San Diego City, all areas. The Fire Sprinkler lobbyists must have paid some big contributions. I can see in the rural areas or high fire zones, we have had some pretty intense firestorms that swept through residential areas from the East.
Are the fire sprinklers automatic? I too would be worried about them being triggered accidentally. Maybe not a real concern, though. I’ve always worked in offices with sprinklers, and I’ve never seen them go off.
yea Mark, auto. There is a way to disable them in the fire panel though but they stay on even if the water supply to the house is shut off. I am sure they aren’t as tempermental as smoke detectors. Will be interesting, I’ll definitely show everybody with a post soon as its new for most people and interesting.

Thanks for checking out our site Mediaboyz. The PEX is great and used all over the country in harsher climates than Southern California but a lot of guys are not comfortable with it here. There was a poly tubing supply product that got outlawed in California so its got a lot of old school plumbers confused and stuck in their ways. We roughed in the whole house in a day with PEX tubing and Wurzbo fittings.
Re: Fire sprinkler mandate. I would have thought SD was less likely to do this kind of silly government activism. I guess Republicans are just as corrupt as Democrats these days – they just mandate different things.
This is a belt and suspenders approach. The likelihood that my house will burn down – with the fire/electrical codes and far less smoking these days is infinitesimal. I’d wager the probability of the sprinkers going off, particularly during a minor kitchen emergency is far larger. Yet we get to pay for something that’s virtually meaningless in terms of fire safety but actually makes a horrible accident in the house more likely.
Insanity.
Hey Sam, At first I thought the sprinklers were too much but I’m warming up to the idea now. In San Diego we get devastating wild fires that can sweep through suburban areas. There’s one today in fact in East County. With the Santa Ana winds and dry vegetation its a recipe for disaster. The whole house system doesn’t go off at once, the heads themselves detect the heat of the fire and a plastic ring melts triggering that room water only.
I really like the floor plan with the kitchen at the front of the house, the high ceilings and openness. I’ve been following your projects since your wife was helping you on that project while she was expecting. It’s interesting to see how your projects have changed but you’ve kept the quality. I sent you a FB friend request; that’s how I found this site.

Thanks for following Monica! We have our second boy now, he’s 11 moths old. Time flies. Yea, the openness of this house is really dramatic with the 10 foot ceilings. Modern living for sure. By looking at the Craftsman outside its going to be a surprise for buyers when they walk in I think. Its going to be fun to pick out all the interior finishes on this one.
