Final Stretch on the Encinitas House Flip

According to Zillow, the Median Home Value in Encinitas is $918,200 and the Median Listing Price right now is over $1,397,000 with a real lack of entry level inventory! There is only 1 other Active SFR choice right now in the $700’s, 1 in the high $800’s, then 2 over $1.2m in my area. We are not exactly in the best selling season but the market is on fire this year.

Flipped houses sell at a premium because rarely does a buyer get to move in to a new home with every surface brand new and free from other peoples germs. Every surface usually has been changed or painted if a rehabber does a thorough job. Moving into a house that has been rehabbed or a flipped house in San Diego you can expect to get no pet stains, no smells, no kids piss around toilets, not even someone’s years of old food in the garbage disposal.

This was a very straight-forward remodel. We didn’t open any walls or change the floor plan around. I think I did a good job with spending the money in the right places. House flippers have a budget to work with, you don’t automatically get paid for everything you do to a project because there is a cap on the sales price.

We just passed the 2 week mark on this Encinitas remodel and are moving right along. We took out a dumpster of demo stuff and scraped the popcorn ceilings first. Next we installed all new white vinyl dual paned windows and rear slider. The front of the house was old T 111 wood siding so we opted to stucco it to match the other 3 sides. Before we could get into the exterior paint we found extensive wood damage on the starter boards and facia. In order to change all the bad wood we had to remove some of the brand new roof. It’s amazing to me that someone would put a brand new roof on and not fix all the rotten wood while they had the chance. Its good we took care of it now rather than have it pop up during the home inspection when we sell the house and then have to repair it after the house is painted.

This neighborhood is called Village Park in Encinitas. They have a pretty relaxed HOA with low fees of about $50.00 a year and community pool but they still had to approve our exterior colors. We are a cash buyer of outdated rental homes in Encinitas and All San Diego County. We went with a neutral Khaki body color and white trim, looks a lot better than the pink color it was before. The backyard needed a lot of help, we built a small retaining wall and moved a lot of dirt around with a bobcat in order to pour a new patio off the kitchen. We are ready now for the landscaping outside.

There were no floorplan changes inside, we are basically just putting the house back together with all new surfaces. You see we also got the new kitchen in and went with Grey Shaker style real wood cabinets with soft close drawers. The countertops are Off-White Quartz which are very popular now due to low maintenance and the antimicrobial nature of the material. The kitchen layout is almost exactly how it was previously with the exception of added lazy susan, microwave, bigger pantry and a little more countertop space. The undermount stainless steel sink is a single bowl, zero radius style which is my favorite. We are doing a white ceramic subway tile backsplash with grey gout which you will see soon.

Even though we are past the selling season our real estate market is exceptionally hot right now. I have already had potential buyers contact me for this house as well as agents who are hawking recent as-is sales looking for flips to sell their retail buyers. New project gets started in Encinitas

“Sell My House” is what this long time landlord wanted to do after the tenants stopped paying rent. This week we start a new renovation in the popular Encinitas neighborhood. This is a 1970’s track house that was a rental for the past 20 years. The owner called us to sell it as-is, with some deferred maintenance. We made a cash offer and closed in a few short weeks when the tenant moved out. We love these kind of properties that are in great areas but need updating. It’s a 3/2 1,212 sf. We plan on complete cosmetic renovation with all new surfaces. It would be nice to get it done before school starts but we’ll see how things play out. Pacific Beach project is done and on the market

3 blocks to the water! Our new project in Pacific Beach is now done and on the market for sale. This cute little original beach cottage is totally made over with new roof, windows, stucco, designer kitchen, bath, and refinished original hardwood floors. I really love the white ceramic diagonal herringbone pattern back splash. You cant beat the location and can walk to everything Pacific beach has to offer.

This would make a great vacation rental Air BnB but I am sure the neighbors wouldn’t agree. The home has 2 bedrooms, 1 bath and is just under 900 square feet with a 1 car attached garage. Getting Sideways in Clairemont

Its a big remodeling week at the Clairemont project, we are getting sideways today with a new Modern Horizontal Fence made of Clear Redwood. It will be around 42″ finished height, we didn’t want to block the house from the street but rather grab this nice area close to the house and fence it in for kids to safely play. Most of the landscape will be Xeriscape but this front area will get sod on irrigation.

We completed all the backyard hardscape also, my design is a big patio right off the living room pre-plumbed with a gas line for outdoor fire pit, square stepping pads and a smaller rectangle patio off the master bedroom. No sod back here, all Xeriscape. There will be another Horizontal wood fence to add some protection from the canyon critters but only 36″ high so as not to take away from the expansive views.

The interior paint is now cpmplete. We went with Behr Dolphin Fin Grey for the walls and Sherwin Williams Snowbound for the trims. My new painter kicked ass and completed the whole inside in 2 days with a 5 man crew. The kitchen cabinet install is underway, we opted for White Shaker, Quartz countertops and an island with waterfall slab. It’s looking really sophisticated yet “Beachy”, cant wait to see the wire brushed light colored matte finish flooring we picked out go in this weekend.
