Getting Sideways in Clairemont

Its a big remodeling week at the Clairemont project, we are getting sideways today with a new Modern Horizontal Fence made of Clear Redwood. It will be around 42″ finished height, we didn’t want to block the house from the street but rather grab this nice area close to the house and fence it in for kids to safely play. Most of the landscape will be Xeriscape but this front area will get sod on irrigation.

We completed all the backyard hardscape also, my design is a big patio right off the living room pre-plumbed with a gas line for outdoor fire pit, square stepping pads and a smaller rectangle patio off the master bedroom. No sod back here, all Xeriscape. There will be another Horizontal wood fence to add some protection from the canyon critters but only 36″ high so as not to take away from the expansive views.

The interior paint is now cpmplete. We went with Behr Dolphin Fin Grey for the walls and Sherwin Williams Snowbound for the trims. My new painter kicked ass and completed the whole inside in 2 days with a 5 man crew. The kitchen cabinet install is underway, we opted for White Shaker, Quartz countertops and an island with waterfall slab. It’s looking really sophisticated yet “Beachy”, cant wait to see the wire brushed light colored matte finish flooring we picked out go in this weekend.

San Diego Real Estate Investing is in full swing now with this killer Clairemont house flip. We are deep into this project and really just now starting to put it back together. The front yard demo was massive, we hauled out 4 dumpsters of demo for this fix and flip and then 2 days with the Bobcat to break out the multiple layers of old concrete patios and finally hauled it off in a dump truck. The front yard is finally back to a clean slate to work with.

The master bathroom changes are all done and we are ready to patch the drywall back up. The shower is 7 feet wide with his and hers shower heads. It’s going to be really cool, just wait to see what tile we have picked out. You will notice that we have a Hot Mop Tar shower pan, we use the best San Diego contractor available so we get no leaks. Some of the house flippers do not do this but I would never settle for anything less.

I wanted to take advantage of the expansive canyon views so we sprung for a Folding Patio Door. There are several manufacturers of these such as La Cantina and Nanawall, but we opted for a local company right here in Oceanside called Panoramic Doors. They work with other San Diego real estate investors. It’s a 10 foot wide opening consisting of 3 movable panels that completely open up and lay to the side, providing a seamless indoor/outdoor transition for the awesome San Diego climate.

The obvious choice would have been regular French doors that swing out, this is a just way nicer so I think it was a good investment into the house. The backyard is going to get a new patio, some Xeriscape and a gas fire pit. This will be a really good house for entertaining. Stay tuned, we should start patching it all back up soon and moving towards paint, kitchen and tile jobs next. The kitchen came out really nice. We used the Grey Shaker cabinets again but this time with Oil Rubbed Bronze hardware. The Quartz countertops and zero-radius sink gave it a contemporary feel. My favorite is the reclaimed wood look kitchen floor tile.

The high ceilings in the living room provide for a real refreshing feeling and the light cascades in from all angles with abundant windows bringing in the view to surrounding mountains.

I continued the Grey Shaker cabinets in Santee into the bathroom as well. If you guys are painting your home in brown tones you are really behind the curve. Grey is the New Beige in Home Design and real estate right now and is really On Trend.

Zillow is wrong. My Zestimate is $50,000 too high. We will see what it sells for and as i always say, the market dictates the price. Walk through with me and check out the progress happening at the Santee project. You can see the cool reclaimed wood look kitchen floor tile we picked out and some minor floorplan changes to make this house way more functional. We threw a little more money at this house than the average house flipper would here in San Diego, but the buyers are going to have a great house that they can enjoy for years to come! Zillow’s Zestimate has the price so wrong. I read recently that even the Zillow CEO sold his personal house for Millions under the false Zestimate online.

Fix and Flip in Santee! Big progress with the project now that the rain stopped and finally seeing what this house will look like. We got the new windows and doors in, stucco patched, garage door and a fresh coat of my favorite new colors SW 7032 Warm Stone for the body and SW 6140 Moderate White for the trim. We re-textured the entire inside of the house because I just couldn’t live with it so this was an unforeseen budget overage.

The cabinetry is almost all in, I went with Grey Shaker again and Quartz countertops. Its not a huge kitchen and there was no real way to open it up to the living room but I was able to get a large pantry in here and create an extra seating area since we couldn’t do an island this time. Cruising along pretty good now, probably 2-3 weeks left to finish this remodel. There is a lot to do on this fix and flip..interior paint, tile, trim, wood floors, and landscaping. It had quite a lot of demo including turning the converted garage back to original and various sheds and patio cover additions that were rotten and needed to be removed. Despite all the rain delays we still managed to get the roof on and all the termite damaged wood fixed. This is not an Ugly House, just needs mostly a new face lift to be beautiful again. Windows will go in this week and we can start putting the inside back together with complete new kitchen, baths, flooring and paint.

Our new Chula Vista remodeled home is done! We finished and sold it over the holidays. I am really happy with the way it came out, we did a complete cosmetic rehab and opened the floor plan up. The original hardwood floors were refinished instead of putting down laminate like most guys do. This project got a new kitchen, 2 new baths, paint in and out, new windows and some landscaping.

San Diego real estate inventory update 2019. I bought so many houses this summer I’m now losing track. 2019 has seen 25% more homes for sale while sales activity is 30% down! it is officially entering Buyers market territory.
