We had a great start to the PQ remodel. After really seeing what we have here, it is evident that the home was really taken good care of but just never updated over the years. A very big shout out to the sub-contractors that worked on this house over the holidays. We had guys onsite Christmas and New Years Day. It is a real testiment to our team and management to pull off a job this big in 5 weeks. 14 different subs will come though, all in a certain order, and materials need be fed to the jobsite to be ready. We love what we do, here are some pics of the process.

We removed a Hall and Coat closet at the entryway to create a more open space. The galley kitchen was also opened up for a new layout featuring a huge island peninsula. The master bathroom had a fir down soffit that we removed. The plan is to do a sliding Barn Door and take out the wall between the vanity and toilet/shower to open it up. The whole house was retextured after removing the popcorn ceilings and patching the damaged bedroom walls the old wood paneling glue left. These 3 minor floorplan changes will drastically improve the functionality of these spaces and bring it up to todays living standards.

Our new remodel just hit the market today in El Cajon. This is a great culdesac location in the foothills of Mount Helix. It was a complete renovation from top to bottom. We purchased this property during the height of COVID direct from the homeowner saving them the hassle, uncertainty and expense of using an agent. Really happy with how it came out, soon there will be a new family on the street instead of a run down rental property. 699 Deland Ct El Cajon, CA 92020 $639,000.

We just bought this property located in the City of El Cajon on a great culdesac. It is tenant occupied and hasnt been touched in years. It needs a complete remodel, roof, and plumbing. I have some great plans for it and we will probably use the blue/grey theme like the Linda Vista project earlier this year. The seller graciously gave the tenants 90 days to move however they played the COVID card. There is an Eviction Moratorium until Feb 1, 2021 so its very risky to buy an occupied property right now as an investor. Luckily I got them to leave after we closed on the sale.

Mission Heights Sold!

Our recent remodel near Mission Valley just sold for $750,000. The market is really hot right now even in the face of a National Pandemic. I only had projected a sales price of $650,000 when I purchased it. After multiple offers and overbidding, somehow it appraised at this sales price and is now the new high sales comparable in 92111 by far at $608.00/s.f. Enjoy the video of the remodel!

We finished the project and it is now on the market for sale. What a unique blend of new materials and the trendy current blue/grey color scheme. I couldn’t be happier with the way everything came together and I am sure its going to make someone very happy as their new home! The aluminum half-round gutters tied in perfectly to the mailbox and goose neck porch light.
