We are pleased to announce a new project to start off 2021 in the San Diego neighborhood called Rancho Penasquitos. Locals call it “PQ” for short. This is a great 1970’s track home neighborhood known for its good school district and proximity to nearby upscale Carmel Valley and easy access to the popular SR 56 bike trail. I’ve heard it called Poor Man’s Carmel Valley by some realtors in fact. This is a great neighborhood though and what we do here will make it even better. Our new remodel just hit the market today in El Cajon. This is a great culdesac location in the foothills of Mount Helix. It was a complete renovation from top to bottom. We purchased this property during the height of COVID direct from the homeowner saving them the hassle, uncertainty and expense of using an agent. We are having fun picking out tile and flooring for our new El Cajon flip. This Aqua pattern tile in the hall bathroom is really nice, we designed a very unique pattern that I think is totally on trend right now.

The kitchen came out great. We went with white Shaker cabinets but did a very cool 10″ Hex backsplash tile. The space is not that large but we were able to make a 6-foot island work. I love the open concept. What a great house this will be.

Outside I decided to do the same colors as another house we did this summer. The blue/grey accent is really hot and reported to be the Home Design color of the year for 2020.

We just bought this property located in the City of El Cajon on a great culdesac. It is tenant occupied and hasnt been touched in years. It needs a complete remodel, roof, and plumbing. I have some great plans for it and we will probably use the blue/grey theme like the Linda Vista project earlier this year. The seller graciously gave the tenants 90 days to move however they played the COVID card. There is an Eviction Moratorium until Feb 1, 2021 so its very risky to buy an occupied property right now as an investor. Luckily I got them to leave after we closed on the sale.

Mission Heights Sold!

Our recent remodel near Mission Valley just sold for $750,000. The market is really hot right now even in the face of a National Pandemic. I only had projected a sales price of $650,000 when I purchased it. After multiple offers and overbidding, somehow it appraised at this sales price and is now the new high sales comparable in 92111 by far at $608.00/s.f. Enjoy the video of the remodel!
