We wrapped up what turned out to be my favorite house flipping project in Serra Mesa. I’ve bought and remodeled probably 5-6 in this neighborhood, but this one came out to perfection! No faster did the home  hit the market for sale over the Labor Day weekend than we got multiple offers and it is now in escrow sold to a new buyer. Thanks to everyone who helped and made this transformation come to life! After the demo we got started rebuilding the house with the most important part, retexturing. Having uneven or mismatched texture wont fly with me so we got everythis looking good. After the new roof went on we did dual pane windows and added new central air conditioning with all new ductwork.

Out front I decided to incorporate a private front yard by building a low horizontal wood fence and gate to add some privacy from the street. So the mailman won’t have to walk to your front door, I moved the mailbox to the front of the garage. I think we will xeriscape this front courtyard to make this little oasis maintenance free.

The old board and batten siding on this 70 year old home had seen it’s better days. We replaced the entire front and rear with James Hardi 7″ reveal horizontal siding. This will make the paint job come out perfect in leiu of spending hours sanding and filing the old wood siding.

The old cobble rock retaining wall near the sidewalk is replaced with a modern CMU block wall left raw intentionally. Tile jobs are getting started. I am staying with a sophisticated whire ceramic lareg format tile for the bathrooms. To keep the lines extra crisp i opted to run the pattern stcked, AKA “running bond” instead of a subway pattern. For this house I am going for an all white look, super mature, with no crazy pattern tiles or typical flipper greys.

PQ Progress

We had a great start to the PQ remodel. After really seeing what we have here, it is evident that the home was really taken good care of but just never updated over the years. A very big shout out to the sub-contractors that worked on this house over the holidays. We had guys onsite Christmas and New Years Day. It is a real testiment to our team and management to pull off a job this big in 5 weeks. 14 different subs will come though, all in a certain order, and materials need be fed to the jobsite to be ready. We love what we do, here are some pics of the process.

We removed a Hall and Coat closet at the entryway to create a more open space. The galley kitchen was also opened up for a new layout featuring a huge island peninsula. The master bathroom had a fir down soffit that we removed. The plan is to do a sliding Barn Door and take out the wall between the vanity and toilet/shower to open it up. The whole house was retextured after removing the popcorn ceilings and patching the damaged bedroom walls the old wood paneling glue left. These 3 minor floorplan changes will drastically improve the functionality of these spaces and bring it up to todays living standards.

We are pleased to announce a new project to start off 2021 in the San Diego neighborhood called Rancho Penasquitos. Locals call it “PQ” for short. This is a great 1970’s track home neighborhood known for its good school district and proximity to nearby upscale Carmel Valley and easy access to the popular SR 56 bike trail. I’ve heard it called Poor Man’s Carmel Valley by some realtors in fact. This is a great neighborhood though and what we do here will make it even better. Currently the home has lots of dark paneling, popcorn ceilings, dirty carpet and old paint. We are going to have fun bringing everything here up to date.

We purchased this house from an out of area Trustee who inherited the house. Selling to us saves you all the normal expense, uncertainty and hassle of making it presentable and listing it with a Realtor. This house is a 4 bedroom, 2 bath built in 1973.
