Rancho PQ Remodel is Live!

We did it! My Rancho Penasquitos project is complete and now live on the market. I am so proud how this came out, we really went above and beyond and took the time to make things right as always. It hit the San Diego MLS on Thursday just before the long 3 day holiday weekend. There has been 40 showings and we have multiple overs over asking. It is really a great house and best wishes to the lucky buyer who will make this their new home.

This remodel in Rancho Penasquitos is really moving along smoothly like a well oiled machine. Everyone worked over the Christmas and New Year holiday and on weekends to stay on track. I got the kitchen in and we went with white shaker cabinets which have been the most popular and best choice for todays buyers. Quartz countertops are also the go-to on trend design that we usually do. Quartz provides and easy to care for surface that is also antimicrobial and helps in spreading norovirus germs like granite would. If you are looking for the best countertop to prevent COVID germs quartz might be your option. I did a nice waterfall on the peninsula island which is where the counter top returns straight down to the floor by using a mitre 45 degree seam. It’s a really nice feature to consider on your new kitchen design. 

The bathroom tile jobs both came out really fun but we kept them classy. Pattern tiles can sometimes be too strong and a homeowner possibly might get sick of it after a few years. The light grey pattern I picked out is really soft and I think provides a timeless option that is easy on the eyes. I did the floors and back accent walls in this selection but kept the side walls in both bathrooms clean white large subway. Our complete bathroom remodels always get a brand new tub set, shower valves replaced inside the wall with raised shower head as well as hot mop shower pan.

At the project, out back we got all new concrete flatwork done this week. Indoor/outdoor living spaces are very important in San Diego. What was here previously just wasnt nice enough for this price range so we pulled the trigger on new flatwork and also ran a sidewalk up the garage side that leads to the driveway that wasnt there before. The exterior color is SW 7019 Gauntlet Gray body with SW 7005 Pure White trim. Gauntlet Gray is very dark and bold but really stands out on this block of all brown tone homes. Alot of sunlight hits this house so it works. It’s the finish line, all new landscape is going in complete with irrigation, rocks and new sod front and back. Our new remodel just hit the market today in El Cajon. This is a great culdesac location in the foothills of Mount Helix. It was a complete renovation from top to bottom. We purchased this property during the height of COVID direct from the homeowner saving them the hassle, uncertainty and expense of using an agent. Really happy with how it came out, soon there will be a new family on the street instead of a run down rental property. 699 Deland Ct El Cajon, CA 92020 $639,000.

We are having fun picking out tile and flooring for our new El Cajon flip. This Aqua pattern tile in the hall bathroom is really nice, we designed a very unique pattern that I think is totally on trend right now.

The kitchen came out great. We went with white Shaker cabinets but did a very cool 10″ Hex backsplash tile. The space is not that large but we were able to make a 6-foot island work. I love the open concept. What a great house this will be.

Outside I decided to do the same colors as another house we did this summer. The blue/grey accent is really hot and reported to be the Home Design color of the year for 2020.

We finished the project and it is now on the market for sale. What a unique blend of new materials and the trendy current blue/grey color scheme. I couldn’t be happier with the way everything came together and I am sure its going to make someone very happy as their new home! The aluminum half-round gutters tied in perfectly to the mailbox and goose neck porch light. These professional realtor pics are shot in HDR, see my cel phone pics below on previous posts for the real cabinet blue color. The neighbors are also so happy:)

New San Marcos Purchase

We just opened escrow on this San Marcos fixer upper. I originally saw this property back in October when the seller called me on a referral from another house we bought. His contractor ran off and left him with an unfinished remodel. When he found out how much it would cost to finish the job correctly and then pay a real estate agent to sell it. he opted to just sell it as-is to me. I paid cash and covered all his closing costs and the best part was this is a For Sale By Owner so there were no Realtors for him to pay.   

There were permits pulled with the city and most of the inspections completed but the contractor tried to extort more money before finishing it and everything ended up in dispute. My plan is to clean up the yard, build a fence, paint it in and out and call for Final Inspection. It already has a new kitchen and bathrooms so we will just wrap up whats already been started and not try to reinvent the wheel on this one.
