Carlsbad 2026 Remodel

New Carlsbad remodel just completed! We fell in love with this fixer-upper last December when it went on the market in the MLS. This is the first house we bought from an agent in over 10 years, generally we buy houses direct from homeowners wanting to sell as-is and easily without realtor commissions involved. Located right across the street from a Macarena Park, where families, kids and dogs gather sealed the deal when we previewed it. I had the vision to make this into something very special so we pulled the trigger beating out multiple investor offers and a listing agents’ attempt at double ending it. Check this out!

There was a lot of work done to the exterior just to get it back into a normal condition from how the previous owner kept it. We hauled off 4 dump trucks of dirt and scraped the yards with a bobcat to lower the grade and correct the drainage. The tile roof was remoived and new double layer 30 pound underlayment was replacced. I opted to keep as much mature landscape as possible including the front hedge that provides privacyt from the street. New fencing, trees removed to grab the rear view, new modern paver sidewalks, patio and a custom front door and windows. Body is Benjamin Moore White Dove OC-17 with Black Fox SW 7020 trim.

Our theme inside is light wood accents on a color drenched interior with smooth texture and luxury finishes. The White Oak flooring is engineered and glued down, 9″ planks and up to 70″ long planks. This is $10.00/sf high end material. The original 1977 staircase handrail was removed and updated with new black satin powder coating and a wood bleaching of the red oak to make it lighter to match the front door and flooring. Interior is all Benjamin Moore OC-17 White Dove. Color drenching involves using the same color throughout, only changing sheens. Walls are eggshell, trims ate sating and ceiling is flat. All White Dove.

In the kitchen we used a combo of White Oak Shaker with White uppers. Taj Majal quartzite countertops, fireclay apron sink and brushed gold fixtures completed the look. Profession appliance package complete with slide in 6 burner range and microwave drawer is by Fridgedaire.

Seamless indoor/ outdoor flow provided by the 10 foot wide folding patio door. This item really made the whole house in my opinion. SStep out onto your brand new patio and landscaped yard with Bermuda grass and views. We even build a brand new rough cedar patio cover.

Modern Farmhouse Complete!

We thoughtfully reimagined and redesigned this property into a fully permitted open concept floor plan, 9′ Island kitchen, Undercabinet lighting, Walk-In food pantry, Open shelving, 36″ Italian commercial range, Board and Batten interior and exterior feature walls, Industrial lighting fixtures, Brushed Gold hardware, High variation French Oak hardwood flooring, and Farmhouse X design custom fabricated handrail. New Carlsbad Lagoon Lot

I picked up this 1.3 acre parcel in Old Carlsbad on Aqua Hedionda Lagoon last week and am getting started on plans for a 3500+ s.f. contemporary custom home. You can see its very close to Carlsbad Lagoon where there are fun summer activities like wakeboarding, kayaking and stand up paddle boarding although the beach is still only 1 mile away.

I’ve got about 30 hours of due diligence in with The City already and feel pretty good about the parcel although its never had a house on it after a sub division lot split in 1980. There are a lot of challenges with this lot but neighboring parcels have all been developed or received approval.

This lot is also in the Coastal Commission area which requires Coastal Development Approval before any grading, public improvement or building plans can be approved.

Home values in this area of Carlsbad are very strong with values in the $1M range. It’s going to be a long permitting process this summer though before we can break ground, I’ve already hired a civil engineer to do a new Topography Survey from which we can do a Preliminary Site Plan with elevations, drainage and grading.

Additionally, we are required to submit a Geo Report for the soils and a Bio Report that documents endangered plant and wildlife on the lot, namely Coastal Scrub Brush and the infamous Gnat Catcher bird. Once we can get all this in to the City we’ll be considered for a Coastal Development Permit after a 30-day wait, and then we can start actually working on the house plans.

This whole process could easily take 6 months from what I’m told so don’t expect to see me start grading next weekend. This is going to be a really fun project, we are really excited to also be doing something in North County and leaning more modern with this home design.

I’ll share some of the prelim info as we get into this and start playing with conceptual designs and eventually work towards another 3D model of the house and site.
